How to Find Luxury Real Estate in WA

April 24, 2021

Luxury real estate is not hard to find in Western Australia (WA). In fact, the top three suburbs near Perth are:

  1. Dalkeith
  2. Cottesloe
  3. Nedlands

In that order, they are ranked the most luxurious areas in Western Australia due to the average property price. However, we’ll go more in-depth about each of these suburbs later, because location is only one aspect when looking for lavish real estate near Perth.

Generally, a luxurious property needs to have:

  • Ample square metreage for large (and an abundance of) rooms and common areas
  • Extravagant amenities (such as wine cellars and rock-climbing walls)
  • An unprecedented build and shape

However, the tool you need the most when looking for luxury real estate and properties for sale is Listing Loop.

Why? They are Australia’s leading destination for finding pre-market and off-market WA real estate.

“A pre-market property is when a seller has signed the contract to sell with an agent and the time where the agent is preparing the marketing collateral such as floor plans, signboards, brochures, video and professional photography. This pre-market property phase is typically up to 21 days – a window of opportunity where motivated buyers can get in first to inspect and buy the property.”

“Off-market properties are properties listed for sale but there’s no public marketing campaign through mainstream real estate channels. This is usually because a seller may wish to avoid expensive upfront marketing fees, or they may seek a more private approach to selling their home. The popularity of off-market property sales continues to grow as more and more sellers and agents across Australia adopt this approach.”

Simply put, Listing Loop will provide you with quick, easy, and new real estate property listings. These results won't be seen by everyone — just the A-list people. And when you sign up with Listing Loop, you'll be one of them.

But before you head on over to Listing Loop for a quick sign-up, let’s decide which (if not all three) top suburbs you want to add to your real estate criteria.

The Top Three Most Luxurious Real Estate Areas In WA

How does Listing Loop work?

Western Australia is an increasingly popular location.

According to REIWA, the peak body for the real estate profession in the state, there is a fundamental imbalance between supply and demand in the sales market — leading to a rapid increase in property prices.

Perth recorded the strongest quarterly value increase of all capital cities in the first quarter of 2021, numbers from CoreLogic’s February dwelling value results show.

The same trend is observed with selling days and listings: The median time taken to sell a property was 21 days in February 2021, down from 25 days a year earlier.

These latest market indicators point to booming conditions in the city. It's a hot market that buyers are feeling the pressure to get a piece of.

While there are several posh suburb areas near Perth, we’re going to look at the top three most extravagant real estate areas.

  • Dalkeith
  • Cottesloe
  • Nedlands

However, luxury comes with a price. In fact, these areas offer the most costly properties near Perth.

Dalkeith

We start with Dalkeith because it’s the single most expensive place to live in Western Australia. In fact, the median price of a property is $2.35 million.

For investors, Dalkeith is a ripe area full of opportunity. The real estate property growth has gone up 4.4 percent, because some of the most lavish landmarks and property can be found here.

Plus, Dalkeith is home to mostly married couples with children. So it’s considered an advisable and safe place to live for those with a family lifestyle.

Cottesloe

If you love sunny beaches, warm weather, and restaurants near the water, Cottesloe might be just the area for you. Actually, most residents move here to enjoy the laidback beach lifestyle.

In fact, Cottesloe is home to one of the most well-known and grand beaches in the world — Cottesloe Beach. You’ll find Cottesloe Beach, a main attraction, filled with tourists and residents alike.

And what does living next to a globally known destination do for property value? It causes it to skyrocket.

The median price for property there is $1.85 million, leaving it in second place for the most expensive areas to live in WA.

Nedlands

Although Nedlands only ranks third in Perth’s most expensive suburban areas, it only takes 26 days for a house in Nedlands to sell. That’s an accelerated 16 days faster than any other location in WA.

What does this mean?

Real estate in Nedlands is in high demand. More specifically, the housing in this area is experiencing a 7% increase in price.

The average price range for a property in Nedlands is $1.75 million and is well-suited for family lifestyles. In fact, there are 13 parks in Nedlands — taking up 6.5% of the area.

What Makes Properties Luxurious?

So, we dove into the lavish locations of Perth. But what exactly is it that makes property luxurious and high-end?

Of course, the location adds to the value immensely. For example, in Dalkeith, we saw the average price of a home at $2.35 million. It’s no coincidence Dalkeith is located alongside some of Australia's best beaches and the iconic Swan River.

But there are aspects you need to consider when searching for the perfect and extravagant real estate property, such as:

  • The amount of square metreage
  • Amazing and convenient amenities
  • An atypical and unique house design

More Square Metreage Means More Bedrooms and Bathrooms

Simply put, the amount of square metres matters greatly when it comes to high-end homes. Because on average, this means more bedrooms and bathrooms. Even extra rooms.

In fact, extra rooms can come in all shapes and sizes, such as:

  • Guest rooms
  • Expansive terraces
  • Wine-tasting rooms
  • Theatres

You get the idea.

However, more square metreage doesn't always mean more bedrooms and bathrooms. It can mean bigger, more spacious rooms and huge living areas. Regardless, receiving the maximum amount of space is very appealing to buyers.

Our next qualification in luxury homes? Grand and ritzy amenities.

Extravagant Amenities in Perth, WA

When the average middle-class citizen thinks of a luxurious house, a white mansion with several pillars comes to mind. It has an enormous pool in the backyard and a movie theatre for the whole family to enjoy.

And that fantasy is not wrong. Most luxurious houses do include those amenities. However, most of them include much more.

Not only do the most lavish houses include conveniently comfortable gyms and tennis courts, but they can also include (and definitely aren't limited to):

  • Indoor rock climbing walls
  • Day spas
  • Wine cellars that can hold 30,000 bottles

But what might affect the value of a home the most? Its unique design.

Uniquely Designed Property Type

Property value goes up when the home doesn't fit into the normal cookie-cutter house design. That means people are willing to pay way more for a home that can't be found in a normal residential neighbourhood.

Typically, a grand home that largely stands out from the crowd has been built for a specific person. And their unique priorities and interests are what shaped the estate into an atypical home.

For example, a large villa with a focus on living green might include a 37-square-metre zen garden, a lush green wall, and an Italian marble driveway. As a result, a luxurious villa home like this could sell for $30 million.
