Should I join a body corp committee?

Owners of an apartment or townhouse in a multi-property complex will automatically become part of a body corporate.

But while every owner forms part of a body corp, not everyone has the final say on who pays for what and when, and similar issues.

These factors are ultimately for the body corp committee to decide.

So, is it worth joining this committee?

Let's take a look.

What is a body corp?

Technically known as a body or owners corporation, this legal entity pays for and oversees the maintenance of common areas such as gardens, lifts, foyers, pools and gyms.

The body corp also decides on body corp by-laws ie who can do what in the complex.

Body corp fees include maintenance and upkeep of the complex and insurance for separate properties (but not their contents) and common areas.

A body corp committee is a small group of body corp members who oversee the day-to-day administrative and other duties involved in maintaining a property complex.

This includes overseeing the property manager.

While the body corp can usually vote on points or issues, the committee acts on the body corp's behalf as regards to what is done, when and how so in the complex.

The body corp votes for their new committee every year at the annual general meeting, with owners able to put up their hand to join.

The committee often includes owners who have helpful professional skills such as a legal or financial background - but they don't have to have these to be elected.

But depending on where you live, the committee must have at least three members and will usually include a chairperson, secretary and treasurer.

Should I join a body corp committee?

Yes, if you're keen to see things change for the better in your complex - and most people will when factoring in the mortgage on their property.

By being on the committee, you can play an active role in getting things done to both your own home and other people's.

But there's a catch: committee duties can consume ample unpaid time.

Working harmoniously with your fellow committee members and the overall body corp can also be difficult, especially in large complexes.

And, for all your enthusiasm in wanting to see things improve at your home,  committee membership is no guarantee of this.

Body corp committee considerations

Committee membership can be worthwhile but it needs clear and careful thought before putting your hand up for election.

Have a clear idea of what the complex needs before doing so, remembering the body corp is all about helping every owner and not just yourself and your property.

Are there issues with the property manager?

Do the gardens need more attention?

Talk to body corp owners, current committee members and the property manager and attend regular committee meetings.

Consider your job and family and whether you have regular time to give to committee duties, remembering that this is a volunteer role.
