What does off-market property mean?

Off-market means a property is for sale in the market but it's just not officially advertised as such.

With an off-market property, there is no mainstream advertising, nor will there be an open for inspection or an auction for it.

But the property owner is just as keen to sell the home - and for a nice price - as the property buyer down the street with a big "For Sale" sign and glossy property brochures.

Off-market properties themselves aren't too shabby either, nor are they necessarily being sold off-market because the owner is keen for a fast sale, although this can be the case.

Think of off-market as an in-the-know secret - but one that's not so hidden as you might initially think.

Off-market benefits for buyers and sellers

There's a good reason why off-market properties are increasingly popular - and it's not just because our property market has skyrocketed in the past few years.

There are big benefits to both buyers and sellers in heading down the off-market path.

Buyers

  • Far less competition - no big auction crowds or even busy open house inspections 
  • Excellent price - thanks to less competition and especially if the property owner is keen to sell swiftly

Sellers 

  • More privacy - with no big advertising, greater privacy is a key reason why many people choose to sell off-market
  • No upfront advertising costs - sounds nice, doesn't it, especially when you have other major selling costs such as moving house
  • Freer weekends - no need to constantly keep the house clean for open inspections or have crowds wandering through your home
