As we've discussed recently, buyer's advocates can be a massive help when searching for your dream home, improving your chances of finding this property for the best price and with minimal stress.

Your perfect wingman and golf caddie, a buyer's advocate, or buyer's agent, will be with you every step - or whichever steps you choose - of the exciting journey of house buying.

However, we do get asked a lot whether these fantastic people can access behind-the-scenes information and resources, that aren't available to the general public - but that could be a great help in buying a home.

Can buyer's advocates access unavailable information?

In short, yes, they can.

Of course, there's plenty of information and resources you can access yourself via the joys of Google - and we encourage you to do so in your home-buying research.

In a sense, you can't have too much information!

Plus, any information you do find and that you're not sure about, or have questions about, should be thrown to your buyer's advocate for their thoughts.

What type of unavailable information can buyer's advocates access?

As you search through Google for home buyer help and information, your buyer's advocate will be working on a similar trail.

But their trail will be based on their property experience, data and knowledge, as well as their contacts with real estate agencies and websites that you may never have heard of - or be able to access even if you could.

So, think:

  • data, information, and trends about the local, and wider, property market 
  • information only available to licensed agents and similar 
  • sales details of properties in your preferred location

  • you'll have a strategy that leverages these data points - so you won't go into the negotiation ring empty-handed, unsure and confused and finally
  • you'll have a navigation plan - so you'll stay focussed and on track through the property maze and achieve the best outcome
